About Modular Homes


Modular or system built homes are carefully engineered using the latest computer technology and built in factories where they are never subjected to adverse weather conditions. On an assembly line much like the one invented by Henry Ford for cars, the homes are built in sections as they move through the factory. Quality control inspectors check them after every step.

Finished modules are covered for protection, then transported to the home site by truck. They are placed on a pre-made foundation, joined, and completed on site by skilled pofessional carpenters. In many ways, modular homes are superior to site-built homes, and, once assembled, cannot be distinguished from their traditionally built counterparts. In fact, unless you were there to see a house delivered and assembled, you would really have no way of knowing it's a modular home.

Modular homes can also be completed quicker than site built homes because when the construction process begins at the factory, site preparation work can begin at the home site. While the home is being built, the lot can be graded, footers can be dug and foundations poured.

According to industry statistics, modular construction projects have more than doubled in the last 10 years and this growth can be attributed directly to the time and cost savings of system building. In addition to the efficiency of the assembly line, modular homes are built in climate controlled factories where the weather does not damage materials and cause delays, greatly reducing costs. And since fabrication is done at one location, homebuilders can buy materials in bulk, maximizing purchasing power and minimizing waste.

Among the advantages of modular (system) vs site built homes:

Modular homes are not to be confused with manufactured homes (formerly called mobile homes). Manufactured homes are built to meet the federal HUD building Code. This law requires these homes to be built on a non-removable steel chassis, which severely limits their design options. Modular homes, on the other hand, have no design limitations. They can be built to any specification and any size. From a simple one-and-a-half split-level ranch to a grand, three-bath, 3000+ square foot two story — the industry has it covered. And any amenity one can think of can be included.

You can have a basement, multi-levels, extra bedrooms, decks, bonus rooms, increased energy efficiency and insulation, luxury appliances, you name it. Modular builders allow you to select different custom options so you don't have to settle for a home somone else wants you to buy. Financing Modular Homes & Buildings


For the most part, modular homes are considered the same as traditional site built homes. They are both permanent structures and will appreciate in value over time. There are some small differences in financing a modular home.

As with buying traditional site built homes, modular homes can have a fixed interest rate or an adjustable interest rate for the life of the loan. It is also possible to finance a high percentage of the value (up to 95 percent) although it is not recommended.
